Millions have already changed hands on the Gold Coast as a massive 19 properties went under the hammer Wednesday, with one block of land selling for almost 50pc more than it did two years ago – a $1.2m jump.

The double block of land in Miami a stones throw from the beach sold for $3.5m, Harcourts Coastal agent Brian Goodgame confirmed. It was a $1.2m increase in price from its last sale that he also took to market in January 2019.

Wednesday’s list of auctions replaced the normal Saturday line-up because of the Easter holiday period, with auctioneers keeping a keen eye on the evolving COVID-19 lockdown situation spreading from Greater Brisbane.

While the local government areas of Brisbane, Moreton Bay Region, Redland City, Ipswich and Logan City have strict rules surrounding real estate sales activity during the lockdown period to 5pm April 1 – including open house inspections restricted to private appointments only – those on the Gold Coast must currently ensure that they are masked, check in at venues and keep to social distancing rules including one person per 2sq m.

SOLD! A pure land auction set for 11am was cancelled after developers from the Sunshine Coast scooped up this site ahead of schedule – zoned for medium density residential projects.

Harcourts Coastal agent Brian Goodgame had sold the block in January 2019 for $2.3m and saw it achieve a massive $3.5m this time around as the coast market demand continues to sizzle.

It has three multiple offers with the new Sunshine Coast owners planning to build villas on the double redevelopment site which has one 405sq m block and one 549sq m block “ideal to build triplexes or a block of apartments on”.

“Miami beachside is a very tightly held suburb and very hard to buy into,” was how Mr Goodgame described it, saying “opportunities like this are few and far between”.

It had been scheduled to go under the hammer at 11am, but Harcourts Coastal agent Trish Walls told the Gold Coast Bulletin that a prior offer went unconditional on Monday to a local buyer.

“I did have enquiries from interstate from investors and people looking for pre-retirement property but the majority of the interest was from local downsizers. It has stunning 270 degree views looking across the seaway north to Stradbroke and south to the city skyline.”

The deceased estate had hit the market as a “must sell” is located in Deepwater Point – “a highly regarded residential only beautifully kept luxury building”.

SOLD! Fifteen bidders registered to make a play for a stunning four bedroom, four bathroom, two car garage waterfront house at 60 Honeyeater Drive in Burleigh Waters.

The home, which sits on a large 892sq m block sold under the hammer for $1.9m, Harcourts Coastal agent Guy Powell confirmed.

He said the opening bid was $1m which then jumped in $100,000 bids until it reached $1.5m before bids of $1.55m and $1.6m were made. Bidding slowed around the $1.65m to $1.7m mark but there were still five bidders active at that stage – three of whom were Gold Coast locals and two interstate buyers.

“Two local bidders fought it out through $1.7m into $1.8m range and it was announced on the market at $1.81m,” he said. “A Melbourne buyer kicked in once announced on the market and went head-to-head with a local buyer all the way up to $1.9m which it sold for.”

The Melbourne buyer has relocated into the coast.

Mr Powell had described the property as one where “you will feel like you are on holiday every day”. Among its charms the home has a self-contained guest retreat complete with full kitchen, storage and ensuite.

Rent appraisal was between $1000 to $1200 a week for the large home which has an in-ground saltwater pool as well as a covered entertaining area that even has a beer tap.

The Chirn Park area was said to be very sought after especially by young professional families.

The home includes a large office near the entry and is 50 metres from the local park and 250 metres from local cafes, health shops and restaurants.

Mr Malan, who took the property to market with colleague Daniel Donovan, said a deal was signed off on Thursday for $1.6m for the unconditional sale, with the buyer having been the second highest bidder at the auction.

The owner’s asking price is $650,000 via private treaty. The home is one that’s crying out for renovators looking to add value or those looking for their next new home project site.
